Who we are
Fusion Management Systems ("Fusion", "we", "us", "our") operates Fusion Manage, an estate and facility management platform used by residential estates, retirement villages, and corporate facilities in South Africa. This policy explains what data we collect through the platform, including the Command Centre dashboard, Fusion Care wellness module, Iron Watch guard application, and resident mobile applications, and how that data is handled.
Fusion Manage is deployed both as a cloud-hosted service and as an on-premises installation running entirely within a client estate's own network. Where the platform is installed on-premises, the estate operator (not Fusion) is the primary data controller for that estate's data, and Fusion acts as the software provider and processor under the estate's instruction.
What information the platform processes
The categories of data processed depend on which modules an estate has enabled.
Operational & security data
- Access control events (entry/exit logs, cardholder identity, door and turnstile activity)
- CCTV camera status, motion events, and video metadata from integrated video management systems
- Electric fence zone status, voltage readings, and intrusion alarms
- Visitor and contractor records (name, vehicle registration, visit purpose, time of entry)
- Guard patrol GPS location, checkpoint scans, and incident reports (Iron Watch)
Utilities data
- Water and electricity meter readings
- Generator status, loadshedding stage, and backup power levels
Wellness data (Fusion Care)
- Heart rate, heart rate variability (HRV), and resting heart rate
- Sleep duration and sleep stage data
- Stress score and Body Battery (energy level)
- Step count, activity level, and respiration rate
- Pulse oxygen (SpO2) readings
- SOS, panic alert, and fall-detection events
- Welfare check status and response times
Wearable Device Data - Garmin Health API
Where a resident or staff member opts in to Fusion Care and pairs a compatible Garmin wearable device, Fusion receives wellness data via the Garmin Health API as part of the Garmin Connect Developer Program. This data is limited to the all-day health and fitness metrics described above, synced automatically from Garmin Connect. Wearable data is used solely to power the Fusion Care wellness dashboard, automated welfare checks, and emergency response workflows for the estate that the individual resides in or works at.
Participation in Fusion Care wearable monitoring is opt-in. A resident or staff member may withdraw consent at any time, after which their device will be unpaired and no further data will be received.
How data is - and is not - shared
No External AI Sharing
Fusion does not transmit personal data, health data, or wellness data collected through the platform, including data received via the Garmin Health API, to any external artificial intelligence provider, large language model service, or third-party analytics platform.
Any AI-powered analysis within Fusion Manage (such as the AI Intelligence module that flags security anomalies) runs on infrastructure operated by Fusion or, for on-premises deployments, entirely within the client estate's own network. No resident, staff, or wellness data is sent to third-party AI services for processing, training, or any other purpose.
Data may be shared with the following limited categories of recipients, and only where necessary to operate the platform:

We do not sell personal data. We do not use personal or wellness data for advertising or marketing purposes.
Where and how data is stored
Data is stored in a PostgreSQL database, either:
- On-premises - entirely within the client estate's own server infrastructure, with no data leaving the estate network, where the platform is deployed on-site; or
- Cloud-hosted - on infrastructure located in the European Union / Africa region, with encryption in transit (TLS) and access restricted by role-based authentication.
Access to wellness and personal data within the platform is restricted to authorised estate personnel (e.g. care coordinators, security managers) based on their assigned role. All access is logged.
How long data is kept

Accessing and controlling your data
Individuals whose data is processed through Fusion Manage have the right to:
- Request a copy of the personal data held about them
- Request correction of inaccurate data
- Withdraw consent for wellness monitoring (Fusion Care) at any time
- Request deletion of their data, subject to legal retention requirements (e.g. security/access logs required by estate body corporate rules)
